Important Information about Closing

Buyer:

FUNDS FOR CLOSING: We require a certified check, cashier’s check, money order, bank check, or tellers check made payable to: Agents & Brokers Service Corp. Only one check will be required for closing. This check will cover the total amount of your transaction, as Agents and Brokers Service Corp will disburse your funds. Funds may also be wired into our account. Wiring instructions can be faxed upon request. If paying with cash, we can only accept cash up to $10,000.00. We can only accept personal checks up to $500.00.

You will have online access to a preliminary settlement sheet 6-8 days after ordering your title insurance policy. Final estimates will be available upon receipt of closing and fees from your lender.

IDENTIFICATION:Photo ID is preferred. We may also accept birth certificates, passports, Social Security cards, and driver’s licenses. Lack of proper identification may delay or postpone your closing.

HOMEOWNER’S INSURANCE/HAZARD INSURANCE: If using a financial institution for a mortgage you must have a homeowner’s insurance policy in place prior to closing and effective the date of closing. Please contact our office if you would like a quote for homeowner’s insurance. See link.

POWER OF ATTORNEY: May only be used in emergency situations such as being out of the country or illness. If using a Lender for financing, Lender approval must be obtained. Only our forms for Power of Attorney may be used.


REAL EASTATE TAXES/PROPERTY OWNERS DUES:
You can expect to pay a full year’s worth of taxes at closing if obtaining a mortgage from a Lender and if that Lender is requiring you to escrow for real estate taxes.

Any property owner’s association dues are also required to be paid at closing. The amount due will depend upon the time of year you close whether dues are based on a calendar year or a fiscal year.

UTILITY BILLS: Water and sewer also must be paid or pro-rated at closing. Telephone, electric, cable, gas, garbage & oil are the responsibility of the Buyer/Seller outside of the closing.
